Really great information and constant live updates on the national market. They really know their stuff! They both are actively employed as a lender and realtor, but aren’t pushy at all in trying to gain customers. But I’d definitely recommend working with them if you’re in their area anyway!

This podcast has been one of the most informative and beneficial resources for me and my husband as we have been in the process of purchasing our first home. It is not easy in a market like this, but they give solid advice, date and even encouragement on how to make it possible. These guys are very up to date on the housing market trends and provide valuable information for listeners. One word of caution is they somewhat mislead people by overselling the financial benefits of homeownership. A house is a great lifestyle purchase for those that can afford it, but saying over and over that homeowners have 40x the net worth of renters suggests either a flawed understanding of correlation vs causation, or an inability to be truly objective given their career incentives. That is my only complaint, otherwise a great show that is still very much worth listening to.

As a first-time homebuyer, I LOVE how useful the advice provided by this podcast is! There’s no fluff, they get straight to the point, and it’s so incredibly helpful and detailed while still being digestible for those of us who are brand new to this experience. I’ve learned so much just from listening to a handful of episodes while we were in the process of submitting an offer and going through escrow on our first house. Guys great show! Love that you present stats on the current housing market please keep it going! I’d love if you guys could pick a specific metropolitan market and present the stats within that specific market as part of your show. For example, I am in the military and I am looking to buy here in Las Vegas. I’d love it if you could take 10-15 min and just break down the numbers and give your opinion on the local market here (for instance, do you think it’s too hot of a market?) Obviously you can only provide so much advice but I think presenting true data on specific markets would go over well for your audience. Thanks guys! Keep up the great work!

As Orange County locals, we recently closed a jumbo refinance with Josh and his team. I’d been following Josh’s Educated Homebuyer podcast for over a year, but when we first reached out last year, we couldn’t qualify for a suitable product at a competitive rate. This time around, after spending weeks trying to find the right program through other brokers, I reached out to Josh as a bit of a Hail Mary, and I’m really glad I did. Because of our unique situation (first mortgage with a second equity loan and a relatively high LTV), most lenders either declined or quoted rates that were far from ideal. Josh quickly came back with a couple of strong options we hadn’t seen elsewhere. The lender required some extra handholding throughout the process, but Josh’s team stayed on top of every detail and ensured we closed on time. I’d absolutely work with him again when it’s time to refinance and will be referring future real estate clients his way.

Josh is the man. I had a non-QM loan with a very high interest rate. Filed taxes and Josh was able to get a conventional loan at a much lower rate. Very pleased with his service throughout the entire process as he was accessible and provided tons of education. Very appreciative of his work!

My husband and I found Josh Lewis through the Educated Homebuyer Podcast while preparing to purchase our first home. We are located in Houston, TX and were nervous about the time difference impacting our experience, but Josh was responsive, professional, and most of all, knowledgeable. In fact, we both work typical 9-5 office jobs and I think the time difference actually worked in our favor. Throughout the process, he responded promptly and thoroughly to all our questions, enabling us to make informed decisions regarding the loan type that worked best for us and when to lock our rate. When I first started looking for realtors in Sept 2024 I came across Jeb as the local expert - very knowledgeable of the so cal area. I looked at multiple reviews and could not find a single bad review, so I filled out his form and he got back to me within 15-20 minutes. But I felt very comfortable with him. In December we connected in person and that experience was very comforting. He is really down-to-earth. Then came the listing months later. We had Jeb over a few times to look things over and chat. We hadn't signed anything yet for him to represent us. On our last meeting in February 25, we were convinced he was our trusted advisor and realtor so we signed a contract. The big risk here is that we were leaving to our new place across the country, so we had to trust that Jeb would take care of our home and all of the hiccups that come with selling property.
