This website, buyrightborrowsmart.com (the "Site"), is operated by Buy Right, Borrow Smart ("we," "us," or "our"), in partnership with BuyWise Mortgage, a division of United American Mortgage Corp. (NMLS #1942). The Site supports the Buy Right, Borrow Smart podcast hosted by Jeb Smith and Josh Lewis.

This Privacy Policy explains what personal information we collect on the Site, why we collect it, who we share it with, and the rights you have, including your rights as a California resident under the California Consumer Privacy Act as amended by the California Privacy Rights Act (CCPA/CPRA). This website is an educational and marketing site. It does not accept loan applications and does not collect nonpublic personal information as defined by the Gramm-Leach-Bliley Act. If you engage BuyWise Mortgage / United American Mortgage Corp. for a loan, its own privacy notice governs information you provide in that process.

Consultations and scheduling happen on third-party platforms, and detailed inquiry forms are hosted by Typeform. Information you enter there goes to those providers and to BuyWise Mortgage, not to this Site's servers.

We collect the following categories of personal information, described using the categories defined in the CCPA. This also serves as our notice at collection.

We use the information described above to:

• Send you the newsletter and educational content you signed up for
• Respond to your questions and, with the license described in our Terms of Use, feature listener questions on the podcast
• Connect you with mortgage or real estate services when you ask us to
• Understand how visitors use the Site and improve our content
• Protect the Site against abuse and comply with legal obligations

We do not sell personal information, and we do not share it for cross-context behavioral advertising. If we add advertising tags in the future (such as Meta or Google Ads), this policy will say so first, and you will be able to opt out at Your Privacy Choices. We honor Global Privacy Control signals automatically.

• Typeform: hosts our inquiry and lead forms
• Google (Analytics and Tag Manager): site analytics
• RevTrack: measures which YouTube videos lead visitors to our forms
• Calendly: books Discovery Calls after you submit the Roadmap form
• Manus notification service: relays Ask-the-show submissions to the hosts
• Beehiiv: newsletter delivery, when enabled
• Google: web fonts, sign-in for site administrators, and YouTube video embeds

Business partners:

• BuyWise Mortgage / United American Mortgage Corp.: receives mortgage inquiries you submit
• Referred real estate agents: receive your contact information only with your direction, when you ask to be connected. Jeb Smith may receive a referral fee in connection with a referral.

We may also disclose information if required by law, court order, or governmental authority, or to protect our rights and the safety of others.

Google Analytics sets first-party cookies (named _ga and _ga_<ID>) that last up to two years and let us count visits and returns without knowing who you are. RevTrack may set cookies or use similar technologies on our Roadmap, Quiz and booking pages. Campaign parameters from links you click are kept in your browser's local storage so they can be attached to a form you later submit.

Embedded YouTube videos may set cookies from Google when you play them; where applicable, videos load only after you click to play. When you first visit, a banner explains these tools and lets you opt out. Opting out there, at Your Privacy Choices, or through Global Privacy Control stops Google Analytics, Google Tag Manager and RevTrack from loading in your browser.

If you subscribe to our newsletter, we will send you market updates and educational content. You may unsubscribe at any time using the link in any email or by contacting us at info@theeducatedhomebuyer.com. We do not send marketing email without your consent.

How to submit a request: Email info@theeducatedhomebuyer.com. If a phone number is listed on our Contact page, you may also call. You may use an authorized agent to submit a request on your behalf; we will ask the agent for proof of your written permission and may verify your identity directly.

How we verify you: We verify requests through the email address associated with your record. We will confirm receipt and respond within 45 days; if we need more time, we will notify you and may take up to an additional 45 days.

We honor Global Privacy Control (GPC) signals. If your browser sends one, Google Analytics, Google Tag Manager and RevTrack do not load for you, automatically and without any further action on your part. Legacy "Do Not Track" signals have no industry standard; GPC is the supported mechanism.

All traffic to the Site is encrypted in transit with TLS. Newsletter signup data is stored in an access-controlled database that is encrypted at rest. This Site does not store credit card numbers, Social Security numbers, or loan application data. Administrative access is restricted to named Google accounts. No method of transmission or storage is 100% secure, but we work to protect the limited information we hold.

Our website and services are not directed to individuals under the age of 18. We do not knowingly collect personal information from children. If you believe we have inadvertently collected information from a minor, please contact us immediately.

We will post the updated policy on this page with a revised effective date, and material changes will be flagged with prominent notice on this page.
