For a VA loan, how many times can you refinance to lower your rate, and do you need equity to do it?

You do not need equity, and there is no cap on how many times you can refinance a VA loan. The streamline refinance (the VA IRRRL) requires no appraisal, and in the ordinary case no income or credit underwriting either. VA already guarantees your existing loan, so they will guarantee an improved one regardless of what the home is currently worth, even if you are underwater. No numeric limit exists on refinance count, but three real gates apply to each one: - Net tangible benefit. On a fixed-to-fixed IRRRL the rate must drop by at least 0.5%. (Moving from an ARM to a fixed rate is treated as a product change and is not held to that floor.) - Recoupment. All fees and costs must be scheduled to pay for themselves through the savings within 36 months. This rule exists because predatory call centers once churned veterans through refinances that did not actually help them. - Seasoning. The loan being refinanced generally must be at least 210 days from the first payment due date, with at least six consecutive monthly payments made. As long as a refinance clears those tests, you can do it as many times as it genuinely makes sense. Nobody can promise where rates go, so refinance when the math clearly works instead of trying to time a bottom. Checking whether a specific refinance passes is quick work on a free Roadmap conversation (about 20 minutes).
