Why doesn't Mortgage News Daily post FHA adjustable-rate (ARM) rates?

Volume. So few FHA ARMs get written that there is no deep market for Mortgage News Daily to track. A rate index is only useful with enough real lending behind it, and FHA adjustable-rate originations are tiny. The reason they are tiny is the economics for a typical FHA or VA borrower, who tends to be more cash-constrained. At zero points, a 30-year fixed and a 5- or 7-year ARM often price very close together, so the ARM offers little upfront reward for the added complexity and future adjustment risk. The ARM only becomes meaningfully cheaper once you pay a point or more to buy the start rate down, and most FHA and VA buyers do not want to spend points (a lean we share).
