Encino tends to hold up better than much of the broader LA market, so if you're set on that part of the map, it's a reasonable place to plant. Go in clear-eyed about the price point. If you're weighing a specific home, anchor on current comps for that exact neighborhood and property rather than a citywide figure, and check the submarket's inventory and days on market to gauge how much negotiating room you actually have.
