These are patterns from our own callers, a rough picture rather than thresholds anyone has to hit. - Qualification: roughly 60 to 70% of the people who call can qualify for financing in some form, but only about half qualify for something they would actually be happy to buy at their target price point. The gap between those two numbers is usually price expectations running ahead of the budget the loan supports. - Credit: conventional first-time buyers tend to run in the high 700s, often 740 to 780 and up. FHA buyers are rarely below a 640. VA buyers typically land somewhere in the 660 to 750 range. - Down payments: most of our first-time buyers split between minimum-down programs (3% down conventional, 3.5% FHA, zero down VA) and around 10% down. Larger down payments are less common in that first-time group. None of this tells you where you personally land, and none of it is a bar you need to clear. It is just the shape of who is buying.
