Compass has moved to acquire Anywhere, the parent of Century 21, Coldwell Banker, and Better Homes and Gardens. A completed deal would create a brokerage with well over 340,000 agents, by far the industry's biggest. A deal that size still needs regulatory approval and time to close, so it isn't done. Our concern is listing data. If a dominant brokerage leans hard into private or exclusive listings held off the shared MLS, it could fragment the centralized system buyers rely on, pushing you to check multiple sites depending on which brokerage holds a given home. That's a step back from the transparency buyers have come to expect. The counterweight is history. Listing information already made the long move from private brokerage books onto the open internet, and buyers now expect to see everything in one place. A large company has an obvious incentive to control data as a competitive advantage, but fully reversing open access is hard once consumers are used to it. Worth watching, but we'd be surprised if the genie goes all the way back in the bottle.
