The great majority of listings trace back to a handful of life reasons, and panic is rarely one of them. When people ask this, they usually want to know whether sellers are running for the exits. In our experience they aren't. Working from real listings we've handled, the pattern looks like this: - Retirement. An owner moves full-time to a second home in another area. - Health. A decline moves an owner into a care facility, and the family sells. - Estate sales. An owner passes and the heirs sell the inherited home through a trust sale. - The next home. Plenty of sellers list simply to fund the purchase of another home. A couple of honest caveats. The stated reason for a sale sometimes masks a more complicated story, so don't read too much into a single listing's backstory. And genuinely distressed sellers, people who can't make the payment and are heading toward missed payments or forbearance, are a different animal entirely. When that's rare in a market, you're not looking at a wave of forced sales. Even the occasional stressed owner we hear from usually needs cash for a reason unrelated to their mortgage. The useful lens is motivation. A seller who has to move on a deadline behaves very differently from one testing a price, and reading which is which is where a sharp local agent earns their keep.
