Renting another year only makes sense if waiting actually puts you in a meaningfully better spot, and for a lot of people it doesn't. Start with why you want to wait. Building more savings, finishing a degree, getting clarity on your income, or settling into a job or a city is a solid reason, and there's no rule that says you have to buy before you're ready. Being burned out on a thin-inventory search and wanting a break is also completely fair. The shaky reason is waiting purely to time the market, because nobody can promise where prices or rates go from here, and people who hold out for the perfect moment often keep waiting and never buy. Then weigh what waiting costs. Rent another year and you forgo roughly a year of paying down principal and building equity in a place of your own. Buy, and you lock in your rate when you buy with the option to refinance later if rates improve, though nobody can guarantee that they will. So the useful question is whether your personal situation, a year from now, is genuinely stronger. If the answer is yes, waiting is smart.
