Should I change realtors if my house has been on the market for months and my agent is competing with new construction?

A few months on the market isn't automatically too long. Judge your agent against your neighborhood's numbers and against the work they've actually done. Check the average days on market in your own neighborhood first. That's the benchmark, and it varies a lot by area and price point. Then ask whether your agent has been working the listing: - Price. Have they proactively raised price adjustments as feedback came in? - Feedback. Are they passing along what showing agents said, good and bad? - Presentation. Have they talked through what would make the home show better? If the answer is no across the board, that's a real problem. Competing with new construction adds one more comparison: what is the builder selling for? A buyer choosing between a similarly priced new home and a resale will often lean new, so your home has to answer with price or presentation, whether that's upgrades, staging, or something as simple as blinds and a cleaner showing. And if the issue is fixed, like a busy street, price does the heavy lifting. If your local days-on-market says the listing has run long and your agent has gone quiet, a change may genuinely be warranted. Run those two checks before you make the call.
