Should I buy a home now, or wait?

Buy when it is the right time in your life. The first thing we ask back is: wait for what? Waiting makes sense when you can name what you are waiting for and it is realistically within reach: a higher credit score, more savings, steadier income, finished tax returns, or a genuine life change like a job move, a growing family, or a relationship that is not settled yet. Those are real reasons to hold off. Waiting for the market to hand you lower prices and lower rates at the same time usually is not, because the two tend to move in opposite directions. When rates fall, competition firms prices up. When prices soften, it is often because rates have climbed. Catching both at the bottom is a bet almost nobody wins. Nobody can promise where rates or prices go from here, us included, so we start with your life rather than a forecast. You are ready when: - Your work and income are stable. - You have savings beyond the down payment. - Your credit is in good shape. - You can see yourself staying put for five to seven years or more. Over that kind of horizon a short-term dip matters far less, and owning fixes your housing cost while rents keep climbing. If you plan to buy soon regardless, "marry the house, date the rate" only works if you are honest that the rate might never improve. Buy a payment you are comfortable with, and treat a future refinance as a bonus rather than the plan.
