My realtor is pushing me toward her preferred mortgage broker even though I have other offers - is that a red flag?

Being forced toward one lender is a red flag; being asked to have one conversation with someone your agent trusts is reasonable. When we refer a lender, it's someone we're confident will treat clients well and tell us the truth about what can and can't be done, instead of overpromising to win the deal. And to be clear on the money: your agent makes zero dollars when their referred lender closes your loan. That kind of kickback would be a RESPA violation. A referral is about confidence the deal closes. The honest reality of the mortgage business: whether you call it an 80/20 or a 95/5 split, most loan officers are some mix of mispriced, unprofessional, or not sharp enough to catch problems early. We've seen files where a prior loan officer never properly analyzed the pay stubs, W-2s, and rental-property tax returns, and the issues only surfaced a week in. So shop, and measure more than the rate. If your agent's preferred lender is in the ballpark on price, comes highly recommended, and your conversations with them have been good, it's fair to give that relationship some weight.
