A quarter of a percent feels meaningful, but on a large jumbo balance it often works out to a couple hundred dollars a month, which usually does not change what home you would buy or what you would offer. If that is your situation, chasing the update is mostly noise. There is also a timing reality: you cannot lock a purchase rate without a property under contract, so until you have an accepted offer there is nothing to capture, and rates can drift back the other way before you get there. Reacting to every wiggle in the meantime creates anxiety without changing the outcome. The one case where an early rerun earns its keep: when a lower rate could open a higher price range you would seriously consider. If a quarter point improves your qualifying enough to look at homes you had ruled out, that is a real decision changer and worth a fresh look now. Otherwise, keep shopping.
