Builders have been shrinking homes and lots to protect margins and hit lower price points as affordability tightened. That trend is the closest thing in public data to your cheapest-homes question. So rather than a bed-and-bath breakdown, look at builder-level pricing in your specific area (base prices by floor plan) combined with the NAHB size trend for context. Together they give you a practical read on where the entry-level end of new construction actually sits.
