Realtors do operate under a formal code of ethics, but once you're near closing, the contract is the bigger constraint. Once you're in escrow under a signed, accepted purchase agreement, you generally can't swap in a new agent from a different brokerage mid-transaction. If the real issue is an agent dropping the ball, you have a path: - Raise it with the agent first, specifically and in writing, so they have a clear chance to fix it. - Escalate to the broker if that goes nowhere. The broker supervises the agent and, in a genuine service failure, can reassign your transaction to a different agent inside the same brokerage. The reason you want to switch matters. A communication breakdown that a candid conversation can repair calls for a different response than an agent who has gone silent at a critical moment. Name the actual problem, give the agent and then the broker the chance to make it right, and you'll usually get further than trying to walk away from a signed contract.
