Is there a rate-watch/refinance-alert service to track rates instead of calling a lender repeatedly?

Yes. The better approach is a strike rate plus a watch list, so you can stop refreshing rate pages altogether. We keep a rate-watch list for clients, and it only works after a short conversation to set your strike rate: the specific rate at which a refinance actually pencils out for you given your balance, your closing costs, and how long you plan to keep the loan. Without that number, a lower headline rate tells you nothing about whether it is worth moving. For tracking on your own, use the Mortgage News Daily rate table, right here on our site. Mortgage News Daily publishes daily average rates and runs no lead-generation game, so watching it will not sell your information to a dozen lenders who then call nonstop. Keep in mind the published average is a national benchmark, and your actual terms shift with your credit and your equity. None of this needs to happen daily. Checking in weekly is plenty, even once you are under contract, and there is no reason to watch rates before you have found a home. Rates will be what they are regardless of how often you look, so the priority is the right home first. If you want us to run your strike-rate math and add you to the watch list, that is part of what the free Roadmap conversation covers (about 20 minutes).
