Is there a loan that covers both land purchase and construction, or does financing only cover construction on land you already own?

Both exist: a construction loan if you already own the land, and combined lot-plus-construction loans in a single transaction if you do not. If you already own the land, the equity in that lot counts toward the loan-to-value requirement. A lot with meaningful value can serve as your down payment, so you may not need to bring separate cash. Lenders will not go to 100% financing, though, so some equity or cash contribution is still expected. Lot values swing widely by region, from a lot worth more than the finished home in some markets to one worth very little where nearly all the value sits in what gets built. If you do not own the land yet, loans that combine buying the lot and financing construction in one transaction do exist, and availability is the catch. Few lenders offer them, and relatively few of these loans close in any given year. Our brokerage has a wholesale source for it, and some local and regional banks around the country do them, but you will have fewer options than with a standard mortgage, and you will still need a cash or equity contribution, since these are never 100% financing either. Construction lending overall is a small slice of the market compared with standard home loans, so lining up the financing is often the hardest part of a build.
