Is it typical for a buyer to ask the seller for a 10-day extension on the mortgage/closing?

Extension requests happen for plenty of legitimate reasons. Before you grant one, find out exactly why the buyer needs it. Ask where the buyer is in underwriting, whether something specific came up with the loan, and whether they have already released their contingencies. A buyer who has removed contingencies and needs a few days for the lender to finish is in a very different spot than a buyer who is vague about the reason. A shaky loan does not get better with more runway. If everything else looks solid and you are genuinely close to the finish line, a short extension is usually reasonable and keeps the deal alive. You can also protect yourself while saying yes: - Depending on your contract and state, ask that remaining contingencies be released as a condition of the extension. - Set a firm new date with consequences if it slips again. Talk it through with your agent so the accommodation does not quietly weaken your position. Close and delayed is common. Delayed and unexplained deserves real scrutiny.
