Is it too early to list a home, and is pricing it well under recent comps a good strategy to sell fast?

If you are genuinely ready to sell, it is rarely too early. Pricing under the comps can work, but only where buyer demand is deep enough to bid the price back up. A well-priced home draws strong early interest and lets competing buyers reveal what the property is really worth. That usually beats overpricing and watching the listing sit, because time on market works against you: the longer a home lingers, the more buyers assume something is wrong, and the weaker your negotiating position gets. The catch: underpricing is an auction strategy, and an auction needs bidders. In a thin market with few active buyers, an underpriced home carries real risk. Buyers may treat your low number as the ceiling and negotiate down from there, and you leave money on the table. So the answer depends on demand where you are, at your price point, right now. Real estate is local. A good listing agent will look at actual buyer activity in your specific area before deciding whether an aggressive under-comp number helps you or hurts you, and that local read matters more than any national playbook.
