Is it smart to sell before a recession -- and is a recession coming?

We do not make recession calls, and a recession forecast is a shaky reason to sell a home. Nobody can reliably time a recession, and history does not support the assumption that a recession drags home values down with it anyway. Home prices have generally held up through past recessions. 2008 was the exception, because housing itself caused that downturn. Every cycle can behave differently, and we would never promise this one repeats the pattern, but "a recession is coming, so I should sell" does not stand on its own as a strategy. The more useful question is why you would be selling. Planning to sit in cash hoping to buy something cheaper later is a bet on both timing and prices, and it may never pay off. Relocating, or switching to renting for a real lifestyle reason, is a different story. The reasoning behind the sale matters far more than front-running an economic forecast. Sell when selling serves your life and your plan. Time in the market has historically done more for homeowners than trying to time it.
