If you can pay all cash without leaving yourself cash-poor, there's nothing wrong with it. Our lean, though, is toward financing and keeping your cash working. The property appreciates on its full value whether you paid cash or financed it, so the real cost of borrowing is the mortgage interest. Keeping cash in hand buys you flexibility: reserves for the unexpected, and the ability to move fast when a good opportunity shows up. That said, someone who can comfortably pay cash and simply doesn't want debt is making a reasonable choice, as long as carrying a payment instead wouldn't strain the rest of the finances. You own this decision, and the right answer is the one you can sleep with. On loan type: "conventional" just means the loan is underwritten to Fannie Mae or Freddie Mac guidelines. It carries no automatic advantage over other programs. The best loan is whichever combination of lowest rate and lowest cost you actually qualify for, compared side by side.
