There's no single right answer here, but don't underestimate what a long commute does to your life. The honest question underneath this one: does long-term ownership matter more to you than staying in a specific, expensive area? If it does, relocating to a market you can actually afford is often the smarter path, and plenty of people have made exactly that move rather than renting forever where buying is out of reach. Renting for a stretch is fine when you need patience or flexibility. The trap is renting indefinitely somewhere you can never break in. Where we push back is on the commute. We've both had clients buy far out in cheaper inland areas, telling themselves the daily drive would be manageable, then sell within a year or two because the drive wore them down. A spreadsheet doesn't capture what two-plus hours a day in the car does to you. So run this as a whole-life decision, and buy where you'll genuinely be happy living for years, at a payment you're comfortable carrying. A home you resent commuting from isn't a bargain, no matter what the price tag saved you.
