For most buyers most of the time, buying an existing home is cheaper and far more predictable than building from scratch. Even in fast-growing markets like Las Vegas, the overwhelming share of 'new home' activity is buying a production or tract home from a major builder rather than buying raw land and custom-building. Getting a bare lot ready can run well into six figures just to bring utilities and services in, before you have paid for the house itself, and premium custom builders often set high minimums, illustratively thousands of square feet at several hundred dollars per foot, on top of the land cost. Building also carries risks a resale purchase skips. You pay carrying costs on a construction loan through a build that frequently runs longer than planned, and you are exposed to overruns from material prices, contractor availability, and supply delays. For every story of someone who saved money building, there are several more who went meaningfully over on both time and budget. None of that means never build. If you want something specific the existing market does not offer, and you go in with a real contingency for overruns and delays and a lender who understands construction financing, it can be the right call. Just price it honestly against a comparable existing home, carrying costs and risk included, rather than against the sticker price of the finished house alone.
