Is a seller who stays listed through the holidays in a slowing market still a serious, motivated seller?

Generally, yes. A seller who keeps showings going through Thanksgiving and December usually has a real reason to sell. Most people do not want strangers touring the house while family is visiting. Historically the holidays have also been a quieter window with less buyer competition, which is why deal-seeking buyers watch it. Motivated does not mean desperate, and it does not mean the home is mispriced. Sometimes the smarter play for a seller is waiting: we have advised luxury sellers to hold until after the new year rather than rush a listing before the holidays, because getting the property fully prepped and timed to the stronger selling season mattered more than forcing a sale into a slow window.
