I've been trying to sell my NYC co-op for a year with no luck - will 2025 be better, and what's your general advice on co-ops?

We will not predict what any given year does for the co-op market, and the selling problem you are hitting is structural. Our blunt view on co-ops: we would steer clear of buying one, mainly because the financing is difficult, and that difficulty shrinks the buyer pool every time you go to sell. That shrunken pool is exactly the wall you have spent a year hitting. A typical New York City co-op can meet Fannie Mae and Freddie Mac guidelines, so standard financing is often possible there. The harder cases are non-traditional, co-op-like ownership structures that fall outside those guidelines, which we have seen in other markets too, and those can be very tough to finance at all. Financing friction plus a limited buyer pool is a structural problem, and structural problems do not resolve because the calendar turns. What you can control: - Price it to the buyers who can actually finance it. - Make your building's approval requirements clear to those buyers up front. - Lean on an agent who has genuinely sold co-ops in your building or neighborhood.
