I own a multi-family and a single-family home bought last year — does it make sense to sell the single-family and wait for a better deal since single-family mortgages are expensive?

We can't answer this well without three things: why you want to sell, what you'd buy instead, and the specifics of your market. Those change the whole calculus. The part we'd push back on is selling now to wait for a cheaper entry later. Nobody can promise where rates or prices go, so "wait for a better deal" is really a bet on timing. If your market keeps appreciating while you sit on the sidelines, a lower rate down the road doesn't necessarily help, because you may be buying back in at a similar or higher price.
