I'm considering a job offer/relocation -- what raise justifies moving, and should I rent out or sell my current home?

There is no magic raise percentage that makes a relocation worth it, and the rent-or-sell question deserves its own set of numbers. On the job side, weigh more than the raw raise: how long you have been at your current job, how secure and happy you are there (the newest, highest-paid hire is often first out the door in a downturn), the difference in mortgage payment between the new home and your current one, and whether your budget and emergency cushion still hold up after the move. Only you can run those against your real life. On keeping your current place as a rental, pressure-test it honestly rather than defaulting to "I'll just rent it out": - Does the property actually cash flow, or would you be negative every month? - Are you genuinely comfortable being a landlord?
