I have a low locked-in rate (3%) but want to move -- is that still a good idea?

Whether to give up a 3% rate comes down to whether the move fits your actual life, and going in clear-eyed that you are paying up for the space. Financially, trading a 3% rate to buy again at a higher rate rarely pencils out cleanly, and nobody can promise rates come back down to make the move look better later. If the move is a want rather than a need, say a single person trading a two-bedroom condo for a single-family with a garage mostly for extra space, the math will usually argue against it. The math is only one input, though. For a family that has genuinely outgrown its space, picture a couple with three kids in a two-bedroom condo, quality of life can absolutely outweigh the numbers. No rule says a low rate obligates you to stay put forever. One of us worked through this exact tradeoff on camera: a sub-3% rate, a home that had gotten too small, and three growing boys who needed the room. Both things are true at once. Keep the low rate if the reason to move is marginal. Move if your life has changed enough that the payment is worth it to you. Just make the decision on a payment you can carry indefinitely, without counting on a refinance nobody can guarantee.
