How should an agent handle clients who want to offer significantly below asking or who keep getting outbid?

Whether a low offer is "unreasonable" depends on where the market sits, and our job is to ground the number in evidence either way. When a market is cooling and sellers have not caught up to the shift, an offer that looks low to the seller can be perfectly rational relative to where values are heading. The seller's anchor is often yesterday's prices. For clients who want to come in well under asking, we pull the comparable sales and the days-on-market data and show why the offer sits where it does, so it reads as informed rather than random. Distressed or rough-condition properties can reasonably support offers well below asking, and a seller who priced off a fantasy sometimes needs to see the comps to come back to earth. For clients getting outbid, the conversation changes. Losing repeatedly usually means the price range or the criteria need another look. We would rather revisit where you are shopping and what you can flex on than watch you chase the same too-competitive listings and keep losing. The right adjustment is specific to your market, and working through it together before the next offer goes out is the whole job.
