Escrow costs vary so much by location that there's no useful national number. We have seen a $600,000 purchase in Florida close escrow for under $1,000, but title charges in Florida run much higher than in many other parts of the country. And there's no reliable pattern where a low-escrow state offsets with high title costs or the reverse, so you can't reason it out from a rule of thumb. The good news: you don't have to guess. During pre-approval, your loan officer should be able to give you a solid estimate of escrow and title costs for your specific area, using tools that show the prevailing rates by location, even before you've chosen the exact title or escrow company. That estimate goes onto your Loan Estimate, which is where you see the real figures for your transaction.
