There's no single number at that price point; we see a genuine range. Plenty of financed buyers in the $1.5 to $1.8 million range put 20% down. Move-up buyers rolling $1 to $1.5 million of equity from a home they sold often put down far more, simply because they have it. There's a pattern by life stage, too. Younger, high-earning buyers tend to put less down, since they haven't had years to build equity. Older, more established buyers with substantial equity from a departing home often prefer a larger down payment and a smaller monthly payment. And yes, real all-cash offers show up regularly at these prices, even north of $2 million. One thing worth knowing if you're competing: from the listing-agent seat, cash isn't automatically the winning offer. Price usually matters more to a seller than how the buyer is funding the purchase, unless that particular seller specifically needs the certainty and speed cash provides. So don't count yourself out just because you're financing.
