How am I supposed to find a lower rate if every lender I contact quotes me the same rate?

A fairly narrow range across three or four reputable lenders is normal, so similar numbers don't mean you're being played. The trap sits in comparing verbal ballpark quotes. When a lender says "about such-and-such today," that range hides a lot. Roughly forty factors feed an actual rate, and two of the biggest are whether points are baked in and what lender fees sit in Box A of the Loan Estimate. One quote can look identical to another while carrying a point of cost the other doesn't. We lean against paying points, and a quote that quietly includes them is exactly why the zero-point rate is the honest baseline. To compare for real, ask each lender for: - The specific rate tied to your exact loan amount and credit score, at zero points. - Exactly what's in Box A of the Loan Estimate. Now you're comparing the same thing, and the differences show up. Rate is also only one of three things worth judging a lender on. The other two: communication (someone who returns your calls and explains things) and genuine expertise, especially on the more complex programs. Plenty of lenders do only a handful of VA loans a year and lack the depth that saves you money and headaches. The cheapest quote from someone who mishandles your file is a bad deal. Shop for the best, then let price break the tie.
