Have you had any offers accepted recently, given how tough the market has been?

Yes. Offers still get accepted in a competitive market; the win rate just drops and persistence matters more. We have had buyers work for a couple of months and submit twenty or more offers before one stuck, and the breakthrough often came from adjusting the target rather than just bidding higher. Dropping into a slightly less competitive price band, or into a home that needs some work, can be what finally lands an offer after repeated losses on the most in-demand properties. A strong buyer can still lose. We have seen a well-qualified borrower with a large down payment get beaten by a cash offer, because some sellers value certainty and speed over the highest price. That is the reality of a competitive market, and it does not mean you are doing anything wrong. What keeps buyers in the game: stay patient, keep your pre-approval current, and be ready to move quickly when the right home shows up. If you are getting outbid repeatedly, revisit your price range and criteria with your agent and lender rather than resubmitting the same offer. Sometimes a small shift in where you are looking changes the whole outcome.
