Given market volatility and insurance/tax uncertainty, is it better to buy land versus a new-construction home in Florida?

For most first-time buyers, new construction wins on both financing and cost certainty; land-plus-build suits an experienced, well-capitalized buyer. Financing raw land is harder than most people expect. Many banks want a large down payment on land, plenty of land buyers end up paying cash, and the build then needs a separate construction loan that usually is not financed at 100%. Stacking a land purchase plus a build tends to cost more than buying an existing or new-construction home, and new construction often comes with builder incentives the land route does not. In the meantime, unbuilt land is essentially a liability with a payment and nowhere to live. On the Florida-specific worry: newer homes there are built to stricter hurricane codes and often carry lower insurance rates than older housing stock, so a newer home can actually help on the insurance side. A manufactured or modular home can also deliver far more cost certainty than land-plus-build. Whichever way you lean, get real numbers on both paths before you commit. The financing structure is where these plans usually break down.
