Meet the market where it is; your goal sets the timing. If you need to sell and buy at the same time, you pretty much have to accept the market you are in. Getting top dollar on the sale and a great deal on the purchase in the same stretch rarely happens; the two mostly cancel out. If you have real flexibility to sell now and buy later, you might sell a little higher today and buy a little lower down the road, but add rent and the cost of moving twice and that edge often disappears. We would also be cautious about pulling a listing with a vague plan to relist "when things improve." Nobody can promise where prices or rates go, and a drop in rates tends to bring out buyers and new listings at the same time, so the two largely offset. Relisting makes sense when something real changes: your strategy, your pricing, or the timing, say targeting the spring selling season instead of a few dead weeks later. Price the home right for your actual goal, and move when the move fits your life.
