Yes, lender fees differ, and you don't need title's final numbers to negotiate the part the lender actually controls. On your Loan Estimate, the lender or broker fees sit in Box A: processing, underwriting, loan documents, and the like. Those are the fees the lender sets and can move, and they vary between companies based on margins and staffing, so comparing quotes side by side is worth the effort. Loan Estimates also run deliberately conservative, overestimating up front so you're prepared for the worst case, which means final numbers often come in a bit lower. Third-party costs are a different story: - Appraisal and credit report are billed at actual invoice cost and don't vary much from lender to lender. - Title and escrow fees generally aren't negotiable with the lender at all. In most markets the seller selects the title and escrow company (or the attorney, in attorney states), and that company's fees are largely fixed regardless of which lender you use. One flag to watch: a lender who says they can't discuss anything until third-party fees come back from title is usually delaying the conversation, since their own Box A fees are knowable right now.
