Are realtors advising sellers on realistic pricing, given homes are still listing/selling above worth in some markets?

Pricing off recent comparable sales is a listing agent's number-one job, and most do have that conversation with their sellers. When homes still list and sell high, the usual culprits are a fast-moving market, a seller convinced the home is worth more than the comps support, and, honestly, agents who do not know the local market well enough to comp it properly. Now the pushback on the premise. If a home actually sells, it sold for what it was worth at that moment. A seller offered it, a buyer with financing agreed to the price, and an appraiser and a lender independently signed off that the value supported the loan. Worth is what a willing buyer and a willing seller agree to in an open market with the information available, and no outside observer gets to overrule that from the sidelines. That does not make every price smart. You can absolutely overpay relative to what the home is worth to you and your plans. The discipline sits on your side of the table: know your comps, set your own ceiling with your agent, and let overpriced listings sit rather than chasing them.
